Frequently Asked Questions
The questions homeowners in Montgomery County ask us most, answered the way Andy answers them on the phone: with numbers, and without the sales pitch.
Handnail Roofing is an owner-run roofing contractor in Spring, TX. Most repairs run $800 to $2,000, a typical replacement lands $10,000 to $15,000, inspections are free, and every shingle is nailed by hand. Details below.
Why does Handnail Roofing nail shingles by hand?
Because a nail gun set a little too hot drives the nail through the shingle mat, and set a little too cold it leaves the nail standing proud where it cuts the shingle above it. Either way the shingle isn’t held, and wind finds it. Hand-nailing puts every nail straight, flush and inside the strip the manufacturer marks, so each nail catches two shingles instead of one. It adds an hour or two to a job and it’s why our roofs stay on.

Yes. No charge, no obligation, and no pressure afterward. We check the attic first, then the roof, and you get photos of everything. If the roof is fine we say so and leave. Inspections are booked on Mondays, Wednesdays and Fridays.
How long does a roof replacement take?
Most homes in our area are torn off, dried in and shingled in one day. Big, steep or cut-up roofs can take two. Materials are delivered the day before, and we tell you the plan before anyone shows up.
How long does a roof repair take?
Most repairs are done in two to four hours. Anything involving rotted decking or a large section of shingles can take a full day. Very few repairs run into a second day, and we tell you in advance if yours might.
Do you offer financing?
Yes. Financing is available, including 0% APR for up to 18 months for qualified buyers, subject to credit approval. Ask us to show any estimate as a monthly payment so you can compare a repair, a replacement and an upgrade side by side.
Should I repair my roof or replace it?
Repair if the problem is in one place and the rest of the roof has years left. Replace if the shingles are brittle and losing granules everywhere, if you’re fixing the same roof every year, or if this year’s repair plus last year’s is more than about a quarter of a new roof. We do both, so we’ll tell you which one we’d choose on our own house.
Which shingle brands do you install?
Every brand ABC Supply carries: GAF, CertainTeed, Owens Corning, TAMKO and Atlas. We’re a CertainTeed ShingleMaster credentialed contractor. For hail and wind country we usually recommend an architectural shingle with a Class 3 or Class 4 impact rating, and we’ll tell you honestly when the upgrade is worth it and when it isn’t.
Do you work with my insurance company on storm damage?
Yes. We document the damage the way adjusters need it, meet the adjuster at your house if you want, review the scope for missed items and file a supplement when something’s left out. We also tell you when the damage isn’t enough to claim, so you don’t file for nothing. We don’t pay or waive deductibles; that’s illegal in Texas.
Do I need a permit or HOA approval to replace my roof?
Often both. Cities like Conroe, Tomball and The Woodlands Township area have permit rules, and most master-planned communities (The Woodlands, Woodforest, Bridgeland, Grand Central Park, Gleannloch Farms and the gated lake communities) require an architectural review of shingle color and style. We pull the permit when one is required and fill out the HOA application with you.
What areas do you serve?
Montgomery County and the north Houston suburbs: Spring (home base), Conroe, The Woodlands, Magnolia, Montgomery, Willis, Pinehurst, Tomball, Cypress and the north side of Houston. We also take Huntsville and Sugar Land jobs when we can group them.
Do you warranty your work?
Yes. Manufacturer warranties cover the shingles; our workmanship warranty covers the installation, and its terms are written on your estimate so there’s nothing to remember. As a CertainTeed ShingleMaster contractor we can also offer CertainTeed’s extended system warranties on qualifying installs.
How do I know if the leak is from the roof?
A stain that grows after rain and dries out between storms is almost always the roof. A stain that grows in dry weather is usually plumbing, an AC drain line or a water heater in the attic. We check the attic before the roof, so you don’t pay a roofer to find a plumbing problem.
What should I do right after a storm?
Photograph everything from the ground and inside the house before any cleanup, put a bucket under active drips and move furniture, and call us for a tarp if water is coming in. Don’t sign anything with a crew that knocks on your door; get an inspection from a company that was here before the storm and will be here after.
