Most repairs cost between $800 and $2,000 and are done in a single day.

A roof leak almost never starts where the water shows up. Water gets in at a cracked pipe boot or a lifted shingle, runs down the underlayment, and drips through the ceiling ten feet away. That’s why the first thing we do on a repair call is go into the attic with a flashlight, not onto the roof with a caulk gun. We find the entry point, we show you a photo of it, and then we fix that, not the symptom.

What we repair

These are the repairs we do every week across north Houston. If yours isn’t on the list, call anyway; if it’s on a roof, we’ve probably fixed it.

Roof leaks

Ceiling stains, drips during storms, wet insulation. We trace the leak to its source in the attic, open the roof at that spot, replace what’s failed and weave new shingles back in.

Missing or damaged shingles

Wind lifts a shingle that was nailed too high and the ones around it follow. We replace the missing pieces, re-seal the tabs around them and hand-nail everything in the manufacturer’s nailing zone.

Pipe boots and vents

The rubber collar on a plumbing vent cracks after 8 to 12 years of Texas sun. It’s the single most common leak we see. New boot, new shingles around it, done in a couple of hours.

Flashing at chimneys, walls and skylights

Flashing is the metal that seals the joint where the roof meets something else. When the sealant fails or the step flashing was installed wrong, it leaks every time it rains. We re-flash it properly instead of caulking over it.

Storm, hail and wind damage

Creased shingles, hail bruises, blown-off ridge cap, tree limb punctures. We document it for your insurance claim if it qualifies, and repair it either way.

Rotted decking

A leak that’s been running for a while soaks the plywood underneath. We cut out the soft decking, install new, and put new underlayment and shingles over it. A repair that skips this step leaks again within a year.

How a roof repair goes with us

1. Free inspection, attic first

We look in the attic for water trails, daylight and wet insulation, then walk the roof. You get photos of everything we find, including the things that are fine. If the roof doesn’t need work, we say so and leave.

2. Written price, sent to your phone

The estimate lists exactly what we’ll open, replace and seal, with one price. It goes to a portal where you can read it, ask questions and approve it from your phone. Nobody starts work on a handshake.

3. Repair day

Most repairs take two to four hours. Bigger ones with decking replacement take a day. Every nail is set by hand, every new shingle is sealed, and we photograph the finished work from the roof so you don’t have to climb up to check.

4. Cleanup and follow-up

We run a magnet through the yard and driveway for nails, haul off the old material, and send you the after photos. If a storm rolls through the next week, you have our number.

What roof repair costs in Montgomery County

Most of our repairs land between $800 and $2,000; small fixes start under $500 and a job with rotted decking on more than one slope can reach $4,500. The single most common repair we do, a leaking plumbing vent with rotted decking under it, usually runs about $1,250. That price includes opening the roof, cutting out and replacing the bad decking, new underlayment, a new boot, and shingles woven back in so the patch doesn’t show.

What moves the number:

  • How far the water traveled. A boot caught early is a two-hour job. The same boot after two years of leaking means decking, insulation and sometimes drywall.
  • Roof pitch and height. A steep two-story roof takes more setup and more safety equipment than a walkable one-story.
  • Shingle match. If your shingle line is discontinued, we may need to pull shingles from a hidden slope to patch a visible one, which adds time.
  • Flashing work. Re-flashing a chimney properly means lifting shingles and courses of brick sealant; it costs more than a boot and lasts decades longer than caulk.

Financing is available for larger repairs, including 0% APR for up to 18 months for qualified buyers, subject to credit approval. If a repair estimate starts looking like a third of a replacement, we’ll tell you, and show you what a replacement would cost per month instead.

Repair or replace?

Repair when the problem is in one place and the rest of the roof has life left: a boot, a flashing joint, a section of blown-off shingles on a roof that’s under 15 years old. Replace when the problem is the whole roof: shingles that crack when you lift them, granules piling up in the gutters, leaks in three different places, or a repair every spring. A good rule: if this year’s repair plus last year’s is more than a quarter of a new roof, stop repairing.

Why our repairs are hand-nailed

Most roofers repair with a nail gun. A gun set a little too hot drives the nail through the shingle mat; a little too cold and it stands proud and cuts the shingle above it. Either way the shingle isn’t held, and the first 50-mph gust finds it. We set every nail by hand, straight and flush, inside the strip the manufacturer marks. It’s slower by an hour on a repair. Most of our roof repairs are finished in one day. A pipe boot, a flashing repair or a patch of blown-off shingles usually takes two to four hours. Repairs that involve replacing rotted decking or a large section of shingles can run a full day, and we tell you before we start if we expect two.

How do I know the leak is coming from the roof?

A stain that grows after rain and dries out between storms is almost always the roof. A stain that keeps growing in dry weather is usually plumbing, an AC drain line or a water heater in the attic. We check the attic before the roof, so you don't pay a roofer to find a plumbing problem.

Can you match my existing shingles?

Usually close, rarely perfect. Shingles fade in the Texas sun, so a new shingle next to a ten-year-old one will read slightly darker for a season. We match the manufacturer, line and color where the product is still made, and on a visible front slope we'll tell you honestly whether a patch will show.

Should I repair or replace my roof?

Repair if the problem is in one place and the rest of the roof has years left. Replace if the shingles are brittle and losing granules everywhere, if you're repairing the same roof every year, or if repairs are adding up to a large share of a replacement. We say which one we'd do on our own house.

Do you help with insurance claims for roof damage?

Yes. If the damage is from a storm, we document it the way adjusters need to see it, meet the adjuster on site if you want, and make sure the scope covers what the roof actually needs. If the damage isn't enough to claim, we tell you that too, so you don't file for nothing.
