Roof Repair in Sugar Land, TX

Hand-nailed roof repairs and replacements in Sugar Land from an owner-run crew based in Spring. It’s a drive, so we schedule Fort Bend work in efficient runs, but you get the same free inspection, written price and crew.

Handnail Roofing repairs and replaces asphalt shingle roofs in Sugar Land, Texas: leaks, storm damage, cracked pipe boots, failed flashing and full replacements, from a small owner-run crew that hand-nails every shingle. We’re based in Spring on the north side of Houston, an hour-plus from Fort Bend County, so we schedule Sugar Land work in efficient runs and quote an honest date. The inspection is free, most repairs run $800 to $2,000, and most are done in one visit.

Sugar Land is the far end of our service area, and we’d rather say that than pretend otherwise. We’ve replaced roofs here, they’re in the Sugar Land gallery, and we keep taking work in Fort Bend. What the distance changes is the scheduling, not the job: same free inspection, same written price, same crew, same photos.

What we repair in Sugar Land

Roof leaks

Ceiling stains that grow after a rain, drips at a can light, wet insulation. We trace the water from the attic to the actual entry point, open the roof there, replace what failed and weave new shingles back in.

Storm and wind damage

Beryl came up through Fort Bend County in July 2024, and a lot of Sugar Land roofs lost ridge cap and tabs, or took limb damage, that didn’t show from the driveway. We document it, tarp it if it needs it, and repair it.

Hail damage

Hail bruises a shingle without tearing it, and the leak shows up two or three years later. We tell you whether what’s up there is hail or wear, and whether it’s enough to claim.

Pipe boots, vents and flashing

The rubber collar on a plumbing vent splits after eight to twelve years of sun. Chimney and wall flashing that was caulked instead of stepped opens up as the house moves. Both are a few hours of work done right.

Rotted decking

A leak that ran for a couple of seasons soaks the plywood. We cut out the soft decking, install new, and put fresh underlayment and shingles over it, because a patch on rotten wood leaks again by spring.

Replacement when repair no longer makes sense

When shingles crack as you lift them and leaks show up in three places, we say so and price the replacement. Most Sugar Land homes are torn off and shingled in one day.

How we schedule Sugar Land work from Spring

The honest version. Spring to Sugar Land is an hour-plus around the Grand Parkway or through town on I-45 and US-59, more at rush hour. We group Sugar Land inspections onto one of our inspection days, Monday, Wednesday or Friday, fill the day with Fort Bend stops, and schedule repairs with the materials already on the truck so nothing waits on a parts run. That means we may not be the first roofer who can get to you, and we’ll say so on the phone if the timing doesn’t work. When we do come, the job runs the same as it does in Spring: attic first, photos, one written price, most repairs finished the same day.

What roof repair costs in Sugar Land

Most of our repairs land between $800 and $2,000; small fixes start under $500 and a job with rotted decking on more than one slope can reach $4,500. The most common one, a leaking pipe vent with rotted decking under it, usually runs about $1,250, and that covers opening the roof, new decking, new underlayment, a new boot and shingles woven back in. What moves the number: how long the leak ran, roof pitch and height, whether your shingle line is still made, and flashing work at a chimney or wall.

When a repair stops making sense, we say so and price the replacement. Full replacements in the Houston area run $400 to $600 per roofing square (100 square feet) installed in 2026, and our 2026 replacements have averaged just under $400 per square. A typical 25-square home lands between $10,000 and $15,000. Financing is available, including 0% APR for up to 18 months for qualified buyers, subject to credit approval, and we quote it as a monthly payment next to the repair. The roof cost calculator gives a ballpark before we drive down.

What Sugar Land weather does to a roof

Hurricane Beryl is the recent one. It came ashore in July 2024 and moved up through Fort Bend County, and the damage on Sugar Land roofs was mostly wind: ridge cap gone, tabs creased and lifted on the windward slopes, and limbs down on roofs in the older tree-covered neighborhoods like Sugar Creek. A lot of it was small enough to miss from the ground and serious enough to leak by the next hard rain. Hail comes through every spring, Gulf humidity keeps shaded slopes damp, and summer attic temperatures pass 140°F, which bakes shingles brittle on a house with weak attic ventilation. One thing particular to Fort Bend is the clay. When the soil moves, the frame moves a little, and the first joints to open are the flashing at walls and chimneys, which is why that’s the first place we look on a Sugar Land leak.

Sugar Land neighborhoods we work in

First Colony, Telfair, Riverstone, Sugar Creek, Greatwood, New Territory, Imperial, and the neighborhoods along Hwy 6, US-59 and Hwy 90A, in ZIP codes 77478, 77479 and 77498. Nearly every master-planned community in Sugar Land has an HOA with architectural review, and most want the shingle color and style approved before a replacement starts. We match the existing shingle line where it’s still made, tell you when a visible patch will show, and handle the approval paperwork with you on replacements.

Why every shingle is hand-nailed, even an hour from home

A nail gun set a little too hot drives the nail through the shingle mat; a little too cold and it stands proud and cuts the shingle above it. Either way the shingle isn’t held, and Beryl found every one of those. Our crew sets each nail by hand, straight and flush, inside the strip the manufacturer marks, on a Sugar Land repair the same as on a roof in Spring. It’s slower. It’s also why the work holds. Longer version: hand-nailed vs. air-nailed roofs.

Sugar Land roof repair questions

Do you really take roofing jobs in Sugar Land from Spring?

Yes. Sugar Land is an hour-plus from our shop, so we group Fort Bend inspections onto the same Monday, Wednesday or Friday and schedule repairs with the materials already loaded. We're not always the fastest to get there, and we'll say so on the phone if the timing doesn't work. The inspection is free, same as anywhere we work.

How much does roof repair cost in Sugar Land, TX?

Most of our most repairs run $800 to $2,000. The most common one, a leaking pipe vent with rotted decking under it, is usually about $1,250. You get a written price after the free inspection, and it only changes if we find something else once the roof is open, which we photograph and price before we touch it.

What does a full roof replacement cost in Sugar Land?

Full asphalt shingle replacements in the Houston area run $400 to $600 per roofing square (100 square feet) installed in 2026, and our 2026 replacements have averaged just under $400 per square. A typical 25-square home lands between $10,000 and $15,000; the big hip roofs common in First Colony and Riverstone carry more squares, so they run higher. Most homes are torn off and shingled in one day.

Does my First Colony, Telfair or Riverstone HOA need to approve a new roof?

Almost always. The master-planned communities in Sugar Land have architectural review, and most want the shingle color and style approved before a replacement starts. We fill out the application with you and get the approval in hand before install day so the date doesn't move.

My roof was damaged by Hurricane Beryl. Can I still file a claim?

Maybe. Policies set their own time limits for storm claims, so check yours or ask your agent. What we can do is inspect the roof, tell you honestly whether what's up there is storm damage or plain wear, and document it the way adjusters need if it qualifies. If it doesn't, we say so and quote the repair.

How fast can you get to a roof leak in Sugar Land?

Usually within the week, on one of our inspection days. If water is coming in right now, call the number at the top of the page; we'll tell you straight how soon we can be there and whether an emergency tarp should go on first so the house stops taking water.

“I contacted Andy to come give me a second opinion after someone tried to scam me into filing insurance claim for hail damage for a 4 year old roof. Andy was very honest and explained everything to me.”
