A few things we do differently when the address is off FM 1774 or Nichols Sawmill Rd instead of in a subdivision. We look at the driveway before delivery day, because a truck full of shingles and a trailer full of old roof both need a place to sit that isn’t your septic drain field or the soft ground by the well head. We ask about gates, dogs and horses so nothing gets out while the crew is coming and going. What Magnolia weather does to a roof
Magnolia sits in the pines, and the pines decide a lot. When Hurricane Beryl crossed Montgomery County in July 2024, the damage in Magnolia was as much about trees as wind: limbs through decking, and roofs that took a glancing hit nobody noticed until the next hard rain. The May 2024 straight-line winds had done the same two months earlier. Between storms, shade holds moisture on the north slope and grows algae and moss while the open side of the same roof bakes; attic temperatures here pass 140°F, and a poorly vented attic cooks shingles brittle years early. Spring hail bruises without tearing, and the bruises turn into leaks later.
Our inspections start inside for that reason. From the attic you can see daylight at a nail hole, water trails on the rafters and wet insulation under a valley long before any of it shows on your ceiling.

A pine limb went through my roof. What should I do first?
Call us and ask for emergency tarping. We'll get the hole covered and the roof dried in so the inside of the house stops taking water, then photograph the damage for your insurance claim if it qualifies. Tree damage from a storm is normally covered; we'll tell you honestly if it's a claim or a repair you're better off paying for yourself.
Do you replace metal roofs in Magnolia?
No. Asphalt shingle roofing is what we do, and we'd rather say that plainly than learn on your barn. If you have a shingle roof on the house and a metal roof on the shop, we'll take care of the house and tell you what we see on the metal while we're up there.
Does my Magnolia HOA have to approve a new roof?
It depends where you are. High Meadow Ranch and Lake Windcrest have architectural review for shingle color and style, and a lot of the acreage subdivisions have deed restrictions that are lighter but still exist. We fill out whatever your neighborhood requires with you and don't schedule the tear-off until it's approved.
