Handnail Roofing is a roofing contractor for Willis, Texas and the north shore of Lake Conroe: leak repairs, wind and storm damage, full replacements and free inspections, from a small owner-run crew that hand-nails every shingle. Andy Hughes, the owner, inspects and prices the work himself. Most most repairs run $800 to $2,000 and are finished in one day.
We’re based in Spring, about 35 minutes down I-45, and Willis is the top of our regular route. We work both sides of the interstate: the lake communities out FM 830 and FM 1097, The Woodlands Hills, the older streets around downtown Willis, and the acreage north toward New Waverly. Willis roofs also have a few miles of open water pointed at them, which changes how we inspect and how we nail.
Roofing services in Willis
Roof repair
Leaks, blown-off shingles, cracked pipe boots, flashing, rotted decking. We trace the leak from the attic before we open the roof, and most Willis repairs are done in one visit.
Roof replacement
Full tear-off, decking check, new underlayment, ice-and-water at the valleys and penetrations, ventilation sorted, and your choice of shingle from every brand ABC Supply carries. Most Willis homes are torn off and shingled in one day.
Hurricane and wind damage
Stripped slopes, lifted ridge cap, creased shingles, tree limbs through the decking. We document it the way adjusters need it and repair it properly.
Storm and hail damage
Bruised shingles and dented vents from spring hail, and the honest answer on whether it’s enough to claim. If it isn’t, we say so.
Free roof inspections
Attic first, then the roof, photos of everything, and a plain-English report. Good before you buy on the lake, before you sell, or after any storm.
Emergency tarping
When a pine comes down or a slope goes in the night, we get the roof dried in fast so the inside of the house stops taking water while the repair or the claim gets sorted.
If a storm did the damage, we handle the insurance claim with you: photos, the adjuster meeting, the scope and the supplement. No public-adjuster fees.
Roofing on the north end of Lake Conroe
A lakefront roof in Seven Coves, Point Aquarius or Corinthian Point takes wind that a roof in a wooded subdivision never sees. There’s no windbreak across open water, so gusts arrive at the lake-facing slope at full speed and try to get under the first course at the eave and the last one at the rake. That’s where the shingles go first, and it’s where we start every inspection.
On replacements we treat that slope as a high-wind install: the manufacturer’s high-wind nailing pattern, every nail set by hand, a sealed starter course along the eaves and rakes, ridge cap nailed and sealed, and a shingle with a 130-mph wind rating. The rest of the roof gets the same treatment, because on a lake the wind changes its mind.
Why Willis homeowners call us
You deal with the owner. Andy looks at the roof, Andy writes the number, and Andy is on the job. No sales rep, no commission, no “let me check with the office.”
Every shingle is hand-nailed. A shingle stays on the roof only if each nail is straight, flush with the mat and inside the strip the manufacturer prints on it. A gun does that most of the time. On a slope that faces Lake Conroe, most of the time isn’t good enough, so we set every nail with a hammer. It takes longer. It also holds.
One written price. Itemized, sent to a portal you can read and sign from your phone. If we find rotted decking once the roof is open, you get a photo and a price before we replace it.
Photos of everything. Before, during and after, from the roof. You never climb a ladder to check our work, and you have a record if you sell or file a claim later.
What Willis weather does to a roof
Willis sits in the pines at the north end of Montgomery County, and it gets the lake and the trees both. When Hurricane Beryl crossed the county in July 2024, roofs on the water lost shingles to the wind and roofs under the pines lost decking to the limbs; the May 2024 straight-line winds had already loosened a lot of ridge cap two months earlier. Spring hail comes through most years and bruises shingles without tearing them, which turns into leaks two or three summers later. And the heat does the slow damage: attic temperatures pass 140°F, and an attic that isn’t venting cooks shingles brittle years ahead of schedule.
Our inspections start in the attic for that reason. Water trails on the rafters, daylight at a nail hole and wet insulation under a valley show up inside long before anything shows on your ceiling.
Willis neighborhoods and areas we work in
Seven Coves, Point Aquarius and Corinthian Point on the lake; The Woodlands Hills off FM 830 at I-45; Emerson Estates and the older streets around downtown Willis; the lots along FM 1097 west toward the lake bridge and FM 830; and the acreage on both sides of I-45 between Conroe and New Waverly, all in 77378 and the Willis ISD area. Where there’s an architectural review committee, we prepare the shingle approval with you before the install date goes on the calendar.
What roofing costs in Willis
Most repairs run $800 to $2,000. The most common one, a leaking pipe vent with rotted decking under it, is usually about $1,250. Full replacements in the Houston area are priced per roofing square (100 square feet); the 2026 market sits between $400 and $600 a square installed, and our 2026 replacements have averaged just under $400 per square. A typical 25-square Willis home lands between $10,000 and $15,000 depending on pitch, layers to remove, decking condition and the shingle you pick.
Financing is available, including 0% APR for up to 18 months for qualified buyers, subject to credit approval, and we’ll show every option as a monthly payment so a repair, a replacement and a shingle upgrade can be compared side by side. Willis roofing questions
How much does a new roof cost in Willis, TX?
A full asphalt shingle replacement runs $400 to $600 per roofing square (100 square feet) installed in the Houston area in 2026, and our 2026 replacements have averaged just under $400 per square. A typical 25-square Willis home lands between $10,000 and $15,000 depending on pitch, layers, decking condition and the shingle you choose. The exact number comes in writing after a free inspection, and we can show it as a monthly payment.
Do you work on Lake Conroe waterfront homes in Willis?
Yes. There's nothing to slow the wind down between the far shore and your lake-facing slope, so shingles, ridge cap and rake edges fail there first. We inspect that slope first, and on a replacement we nail and seal it as a high-wind install with a shingle rated for 130 mph.
How fast can you get to Willis?
Inspections are booked on Mondays, Wednesdays and Fridays, and we group Willis and Lake Conroe stops together, so a slot the same week is normal. Our shop is in Spring, about 35 minutes down I-45. If water is coming in right now, call and ask about emergency tarping; we can dry the roof in before the full repair.
Do I need a permit to replace a roof in Willis?
If your address is inside the Willis city limits, the City of Willis has its own permit office; outside the limits you're in unincorporated Montgomery County. Where a permit is required for the work, we pull it and it's in the price, and we work out which side of the line you're on at the inspection.
My roof lost shingles in a storm. Is that an insurance claim?
Sometimes. A few tabs off one slope is usually a repair you're better off paying for yourself than filing over. A slope stripped bare, creased shingles across the whole roof, or a tree through the decking is a claim, and we document it the way adjusters need it and meet them at your house. Either way we tell you which one it is before you call your insurer.
Does my Willis HOA have to approve a new roof?
In The Woodlands Hills, yes, and in the gated and lakefront communities like Point Aquarius, Seven Coves and Corinthian Point there's usually a review of shingle color and style too. Rural lots off FM 1097 and FM 830 mostly have no HOA at all. We check, fill out whatever your neighborhood requires with you, and hold the tear-off date until it's approved.
